Selling your home is a major financial decision. My goal is to ensure you feel informed, confident, and prepared. This isn’t about just staging for photos, it is about preparing your home’s systems and condition, so you can sell with peace of mind. Knowledge will help you make the best decision for your family.

Make a Strong First Impression

When a buyer pulls up to your home, the first few seconds matter. Walk to the street and look back at your home from their perspective.

  • Lawn Care: Keep the lawn trimmed and edged.
  • Front Entrance: Check the condition of the front door paint. Add fresh flowers or bark chips along walkways.
  • The Driveway: Clean any grease spots and check if your garage door needs a fresh coat of paint.

Maximize Light and Space

Buyers want to see potential, not clutter.

  • Brightness: Keep shades open. In darker entryways or hallways, leave the lights on during the day.
  • Furniture: Too much furniture makes rooms look small. If necessary, move extra pieces to the garage or storage.
  • Closets: Pack up items you don’t use daily. Buyers are looking for storage capacity.
  • The Kitchen: This is often the most important room in a buyer’s decision. Clear the counters and keep the space clean to showcase cabinet and counter space.

The “Confident Seller” Inspection Checklist

Proactive maintenance prevents inspection issues later. Addressing these items now allows us to focus on the sale, not on repairs, once we are under contract.

Systems and Safety

  • Heating & Cooling: Change your air filters. A dirty filter is the first thing an inspector flags as a system in need of service. Clear the area around the unit.
  • Electrical: Repair broken switches or outlets. Check exposed wiring for wear. Label your circuits or fuses clearly.
  • Plumbing: Check water pressure. Repair dripping faucets and clear slow-running drains.

Interior Details

  • Walls & Ceilings: Repair cracks, holes, or damage to plaster or wallboard. Freshen up paint or wallpaper as needed.
  • Windows & Doors: Test the doorbell. Check that all doors and windows open smoothly. Replace broken panes and ensure weather stripping is intact.
  • Floors & Stairs: Look for loose tiles or squeaky boards. Test staircases for loose handrails or treads.
  • Bathrooms: Remove mildew and check that all tile joints and grouting are clean.

Exterior & Structure

  • Roof & Gutters: Clean gutters and downspout strainers. Inspect flashing around chimneys and vents. Repair any loose or missing mortar on the chimney.
  • Exterior Walls: Check for loose siding, cracks in masonry, or peeling paint. Replace any missing caulking.
  • Attic: Look for signs of water or leaks under the roof and around the chimney. Clear out stored junk.
  • Garage: Lubricate hinges on the garage door and test all electrical outlets.
